Asset performance of commercial property
We strive to unlock the potential of our clients' assets and portfolios and optimise ROI through the development of designs centred on enhancing asset value, maximising lettable area, improving operational performance, driving efficiency, and resilience.
Property developers are seeking efficient solutions that open up more usable floor space and draw greater potential from available land – as in super skyscrapers like China Guangzhou International Finance Centre. At 1 Triton Square, our reuse and strengthening strategies enabled 3 additional storeys to be added the existing building, increasing the floor area by 70%.
Property owners seek opportunities for investment that offer both viability and resilience, with assets underpinned by designs that enhance operational performance, optimise material efficiency, and promote cost-effective sustainability.
On the corner of two of London’s most prominent streets, 8 Bishopsgate offers 52,900m² of offices, with elevated outdoor terraces, a 200-person auditorium and public viewing gallery at the top of the 50-storey building.
8 Bishopsgate is formed as a series of stacked blocks, maximising the lettable floor area while protecting views of St Paul’s. At the project’s earliest stage, a collaborative approach between architect and engineer allowed the team to maximise the constrained site’s development area and arrange the massing around the lean component building blocks.
Our engineers played a pivotal role in optimising operational efficiency; significantly reducing materials use reducing steel weight by 25%; and streamlining the foundation design, decreasing the number of piles from 89 to 28.
