Set to become a prominent architectural icon in Central, Hong Kong’s CBD, The Henderson is a 190m tall grade-A office building designed by the world-renowned Zaha Hadid Architects.
Working closely with our client, Henderson Land Development, Arup provided multidisciplinary consultancy services to bring their vision of a future-ready building to life. Our expertise covered digital and sustainability consultancy, including the development of a smart app and the industry-first Landlord-Individual-Tenant ESG partnership programme.
The Henderson has received numerous awards and accolades, achieving Platinum Pre-certifications in both WELL and LEED, the China Smart Building Certificate and the China Healthy Building Design Label. The building also boasts WiredScore and SmartScore Platinum certifications in recognition of its outstanding digital connectivity and advanced smart technology. With over 44 international and local awards, The Henderson is widely recognised for its exceptional design and performance.
Enhanced user controllability for carbon neutrality
The Henderson prioritises whole life cycle carbon emissions reduction through a range of green building strategies, recognising the significant impact of user behaviours on operational carbon emissions. It emphasises the importance of enabling occupant behaviour change and customising the workplace environment, which are often more effective than merely optimising building designs and operations.
As the consultant for sustainability, information and communications technology design, digital user experience and integrated cross-buildings system analytics at portfolio level at The Henderson, our role involved designing the analytic module in the digital twin and developing the ‘Smart Office’ tenant mobile app to enhance control over various workplace systems. The analytic module performs data analysis and generates building performance data, providing insights to tenants to support their carbon neutrality journey.
Through the bespoke mobile app, tenants can control workplace systems such as windows, window blinds and air-conditioning temperature,. This user data-driven approach and enhanced controllability aim to actively engage tenants in reducing carbon emissions as part of The Henderson’s carbon neutrality efforts.
Redefining tenant wellness
Empowered by cutting-edge artificial and emotional intelligence, the multi-purpose mobile app provides tailored user experiences, including the integration of a smart parking system and smooth access to the building. This enriches the lives of the tenants and further enhances their engagement with the building.
We have also pioneered the development of an Integrated Tenant Experience Analytic Platform (ITEAP) for The Henderson, revolutionising the tenant-centric experience. With AI-enabled energy optimisation and predictive analytics models, the ITEAP enables near real-time interaction between building operators (including leasing, marketing, facility management, car park management, and concierge services), tenants, external food delivery vendors and the assets, enhancing efficiency and effectiveness.
To prioritise the health and wellbeing of the tenants, Internet of Things (IoT) sensors have been installed throughout The Henderson to enable seamless monitoring of the building environment, ensuring optimal performance in indoor climate and air quality is consistently maintained.
Designing the industry-first ESG partnership programme
We spearheaded the design of the industry-first Landlord-Individual-Tenant ESG partnership programme together with Henderson Land.
The programme aims to drive a collective lifestyle change towards ESG advancement by incentivising tenants and their employees to pursue sustainability goals and actively participate in ESG-positive efforts. By contributing to four key sustainability drivers – carbon neutrality, health and wellbeing, partnership for good and integrated culture – participants have the opportunity to earn ‘H·COINS’, which can be redeemed for various benefits and rewards.
We empower tenants to effectively monitor and evaluate their ESG contributions through the intelligent, all-in-one big data management platform specifically dedicated to ESG reporting. The mobile app also enables tenants to effortlessly track their overall ESG performance anytime and anywhere.
The beautifully designed high-tech building is richly equipped with green design features to create a workplace that is both safe and pleasant. The environmentally friendly design incorporates many state-of-the-art building technologies, including the use of a zero UV, double-laminated resilience façade with Solar Responsive Ventilator and a revolutionised lift system, demonstrate how advances in technologies help sustainable building designs.
